Feasibility Study: Trust Key to objectively assess the viability of a project, uncovering weaknesses and strengths of the project in the marketplace measured against the assumed cost of the project. Key will deliver a comprehensive report examining in detail the risks associated and constraints.  Upon completion, Key will offer its recommendation whether the project should proceed, be redesigned, or abandoned.

Pre-Opening Marketing Concept:  The Pre-Opening Marketing Concept starts with identifying desired target market segments and customer profiles.  Then, Key will identify the hotel’s identity and positioning/repositioning to best differentiate itself in the marketplace.  A competitive review will be conducted to complement the assessment.  Next, Key will determine the optimum market mix for the project with detaile actions plans on how to achieve targets.  Finally, Key will bring it all together by offering it’s top-line revenue projections for the project.

Website: Key will offer an SEO optimized professiona website and booking engine tailored towards the hotel’s positioning as directed in the Pre-Opening Marketing Concept.

Branding: When applicable, Key will partner with leading franchising partners to best brand the project in the marketplace.  Key has long term partnerships with leading companies including Hilton, Marriott, Intercontinental and Preferred Hotels.  Should it be determined a hotel brand is not advised, Key will create a unique brand for the hotel consistent with the hotel’s positioning in the marketplace as determined in the Pre-Opening Marketing Concept.

Pro Formas: Utilizing industry knowledge of operational costs and forecasted revenue streams, Key offers ten-year Pro Formas detailing the project’s ten year cash flows. 

Investment Analysis: Key utilizes the Income Approach Valuation Methodology in analyzing the valuation of a hotel or resort.  The income capitalization approach takes a property’s forecasted net income before debt service and allocates these future benefits to the equity components based on market rates of returns and loan-to-value ratios. Through a discounted cash flow (DCF) and direct capitalization application, the value of each component is calculated. The total of the mortgage component plus the equity component equals the value of the property. This approach is often selected as the preferred valuation method for income-producing properties because it most closely reflects the investment thinking of knowledgeable buyers. 

Design Consultation: Our Design Department will work closely with the Ownership Group’s engineers and architechts to best design to spec the project.  From detailing lobby size, the optimum number of seats in the restaurant, kitchen size, equipment, optimum room size, etc, Key will offer detailed direction on during the design phase of the project.

Procurement & Purchaseing: Key’s Procurement Team has a network of suppliers offering discounted pricing and purchasing power for the FF&E needs of the project.

Critical Path Planning: Key offers Critical Path action planning for the project with 360,180 and 90-day timetables for completion in all facets of the project’s operation.

Budgeting: Key offers Year One detailed budgeting and assumptions of the project prepared months prior to opening.
